Online Search: Buyers often start cruising the internet long before they're ready to act. You can search the MLS right here for the latest and most accurate listings. (Did you know the real estate websites get their information from the MLS?). Or skip this step and go on to the next.
Custom Listing Search: I will set up a search for new and updated listings with your criteria, and will email them to you daily, weekly, monthly or ASAP...whatever you like. We can drill into details or you can see everything as it comes on the market. To set this up, just give me a call. There is no cost or commitment and no time limit for this powerful tool.
Pre-Approval: Before looking at the first property, you will want a lender ready and willing to issue a letter that says you (probably) can afford to buy. This assessment comes from your honest and open conversation with the lender. Making offers without this non-binding document leads to heartbreak, and unless you're paying all cash, it takes offers from one or more lenders to know what you can really afford. Let's Look At Homes! This is the fun part where your wish list gets put to the test. First, we complete an Exclusive Buyer Broker Agreement which explains what each of us will do to achieve your goals, how I am compensated (usually by the seller when a purchase is complete), how we manage homes that are for sale by owner, etc. Change of plans? No problem...cancel with an email.
How Many Homes Will We Visit? Buyers have found love at first sight but I will show you homes as long as you need and will use your feedback as we go along to help narrow the field. We will visit homes together (with care of course) or we will connect on FaceTime, Google Duo or Zoom. We won't let distance (or Covid 19) stop us. Throughout the process, I will communicate often and encourage you to do the same.
Offer, Negotiation and Contract. I will help you with prevailing market values; I'll offer opinions on suitability, negotiation strategy, the potential for appreciation, and will draw up the contract. You will make the decision on what a property is worth to you. Nobody knows the 'right' price for a property, even an appraiser. There is only what a buyer will pay and a seller will accept, at a specific time and under specific terms.
Inspections, Appraisal, Funding, Closing. Between a signed contract and closing, there are multiple tasks to be checked off. With a little luck, it's smooth sailing but issues crop up sometimes and fortunately, I like problem-solving...:) I am your partner in this project and I'm not done until you are.
SELLING A HOME
Price. Time. Convenience. Of course, we want all three but after preliminary conversation, we'll plan around what is paramount to you. For example, it may seem convenient to stay in the home while selling, and it appears to save money. But vacant, nicely staged properties get more showings and may sell faster and for more, while the stress of scheduling and preparing for showings can grow old fast.

I will help you be objective about your home's condition and will share market data to help you arrive at a reasonable asking price.
